I’ve got an issue with water in very heavy rains topping my foundation and spilling over the wall into my lower level. It doesnt happen much, and its a result of the landscaping building up around the house over the last fifty years. I have done my best to remove the buildup of dirt and mulch around the foundation, but the area is so flat, i dont think I’ll ever be able to drain it completely. I wanted to paint some modified urethane on top of the joint between the foundation and lower row of bricks to prevent this water from seeping thru the joint. I cant find the proper product. In my basement water always seep in to the floor and walls, the smell stinks and it’s kind of a mess. the walls are already painted with emulsions so that moisture will be eliminated when I paint it.
