    Go to a pay phone call your city ask if you need a permit.just the shingles usually you don’t.
    If your not replacing the sheathing or framing usually you don’t.
    Former owner no permit ,sold as non conforming.The Bank is selling it,they will fix nothing.

    Try to be honest.But don’t tell every thing you know all at once.

    In most places, roof repair does not require a permit. Normally only things changing the structural strength of the house, or the wiring or plumbing require permits. Things like repairing the siding, windows, doors, roof, painting, etc. don’t require permits.

    All short sales are as is. What you see is what you get. Any repairs are your responsibility.

    You are not responsible for things done prior to your purchasing the house. You may be required to purchase a permit and have something inspected, but you will not be fined for what someone else did.

    As far as insurance premiums, if it was done correctly, it should have no affect.

    Does a roof repair need a permit? I just had a roof stripped and reshingled and no permit was required. Get your insurer to review and approve the inspection.

    in most places ‘repair’ doesnt require a permit (cities figure owner repair is patching) but replacement must have a permit. (again cities figure a pro is more likely to do the work & this protects the homeowner.

    if you are concerned check your towns’ requirements before you commit. you shouldnt be fined for previous work but there are possible scenarios that the city will require you to Remove the work and redo it with permits etc. on your dime!

    we looked at a hud repo once – the inspector said the entire added-on room was with out permit & if i bought i would be required to remove it at MY expense

    MOST if not all short sales are AS IS cause the bank dont care- they just want it GONE!
    you have to protect yourself by learning as much as you can locally – also ask YOUR insurance people about covering an as-is property.
